Plans Review


PLATTING PLAN REVIEW:
The information here in is general in nature and is not intended to modify or alter the requirements contained in the City of Midwest City Code of Ordinances.

Lot Line Adjustment: A relocation of the lot lines of two (2) or more lots included in a plat which is filed of record, for the purpose of making necessary adjustments to building sites.

  1. Requires the applicant to submit:
    a.  Three (3) surveys.
    b.  One (1) survey of the original lots.
    c.  One (1) survey each of the new lots.
    d.  One (1) Warranty Deed each for the new lots.
  2. Review and approval is done by the City Planning and Engineering Division staff, and Planning Commission or City Council action is not required.

Short Form Plat: Whenever there is a tract, parcel or lot which is to be resubdivided into three (3) or fewer tracts, parcels or lots, the proposed subdivision may be exempt from any procedural provision of these regulations, and a preliminary and final plat may not be required.

  1. Requires the applicant to submit:
    a.  The deed, with legal description to be approved;
    b.  Copy of original deed;
    c.  A certified survey consisting of boundary lines, all improvements and easements, the  legal description of the original tract, parcel or lot, and all new tracts, parcels or lots created, shall be prepared by a land surveyor registered in the State of Oklahoma;
    d.  Deeds of tracts, parcels or lots bordering the proposed lot if deemed necessary by the director.
  2. Review is done by City Planning, Engineering, Public Works and Fire Department staff.
  3. Following City staff review, the plat is submitted to the Planning Commission and City Council for acceptance.

Preliminary Plat: 
A map or plat of a proposed land subdivision showing the character and proposed layout of the tract in sufficient detail according to these regulations to indicate the suitability of the proposed subdivision.

  1. Requires the applicant to submit:
    a.  Twenty-five (25) white background prints of the preliminary plat;
    b.  The original tracing of the preliminary plat on mylar reproducible;
    c.  A compact disk with a digital copy of the preliminary plat in an AutoCAD (.dwg) file format compatible with the city's mapping software; and
    d.  A compact disk with a digital copy of the preliminary plat in a file format compatible with the city's software.
    e.  Three (3) copies of a Preliminary Drainage Report.
    f.  A compact disk with a digital copy of the preliminary plat in an AutoCAD (.dwg) file format compatible with the city's mapping software; and
  2. Review is done by the City Planning, Engineering, Public Works and Fire Department staff.
  3. Following City staff review, the plat is submitted to the Plannng Commission and City Council for acceptance.

Final Plat: A map or plat of a land subdivision prepared according to applicable laws of the State of Oklahoma and ordinances of the city and county having the necessary affidavits for filing, dedications and acceptances, and with complete bearings and dimensions of all lines defining lots and blocks, streets and alleys, public areas and other dimensions of land.

  1. Requires the applicant to submit:
    a.  Twenty-five (25) white background prints of the final plat;
    b.  The original tracing of the final plat on mylar reproducible;
    c.  Five (5) copies of supporting maps;
    d.  Four (4) sets of final paving and storm sewer and (7) sets of final water and sewer plans, both having been approved by the city engineer;
    e.  Two (2) copies of the construction estimate, prepared and signed by a professional engineer licensed to practice in the State of Oklahoma;
    f.  A copy of any covenants in final form;
    g.  An original tracing of the site development plan on mylar reproducible;
    h.  A compact disk with a digital copy of the final plat and site development plan in an AutoCAD (.dwg) file format compatible with the city's mapping software.
  2. Review is done by City Planning, Engineering, Public Works and Fire Department staff.
  3. Following City staff review, the plat is submitted to the Planning Commission and City Council for acceptance.

BUILDING PERMIT PLAN REVIEW:
The information here in is general in nature and is not intended to modify or alter the requirements contained in The City of Midwest City Code of Ordinances.

Residential Application: It shall be unlawful to construct, enlarge, alter or demolish a structure; or change the occupancy of a building or structure requiring greater strength, exit or sanitary provisions; or to change to another use without first filing an application with the code official in writing and obtaining the required permit there for.

  1. An applicant for a building permit shall furnish the following information:
    a.  One (1) copy of the building plans including floor plan and exterior elevations.
    b.  One (1) A plot plan, drawn to scale, which shows the topographic characteristics of the site and also shows the exact size, shape, and dimensions of the lot to be built upon, all existing buildings and structures, and the exact size and location on the lot of the structure or building proposed to be repaired, altered, erected or moved.
    c.  Additional information relating to the proposed improvement needed to determine compliance with these regulations.
  2. Review and approval is done by the City Planning and Engineering Division staff, and the City Building Oficial.
    a.  Planning shall review for compliance to zoning, lot size, building set backs, right-of-way, easements, and location of structure on site.
    b.  Engineering shall review for compliance to public sewer, water and street, storm drainage, lot grading and Floodplain requirements.
    c.  Building Official shall review for compliance to building, electrical, plumbing, heat and air Code requirements.
  3. This permit is required for new construction, remodel (interior or exterior), driveway approach, retaining walls, fences, and others.  To see if a permit is required call (405) 739-1210 or (405) 739-1211.

Multi-Family, Commercial, Office, and Industrial: It shall be unlawful to construct, enlarge, alter or demolish a structure; or change the occupancy of a building or structure requiring greater strenght, exit or sanitary provisions; or to change to another use without first filing an application with the code official in writing and obtaining the required permit thereof.

  1. An applicant for a building permit shall furnish the following information:
    d.  Three (3) copies of the building plans including floor plan and exterior elevations.
    e.  Three (3) copies of a plot plan, drawn to scale, which shows the topographic characteristics of the site at a contour interval of not less than two (2) feet and also shows the exact size, shape, and dimensions of the lot to be built upon, the exact size and location on the lot of all existing buildings and structures, and the exact size and location on the lot of the structure or building proposed to be repaired, altered, erected or moved, and the size.
    f.  Three copies of an erosion control plan with the required Land Disturbance Permit.
  2. Review and approval is done by the City Planning and Engineering Division staff, Fire Department, Stormwater Quality Department, and the City Building Official.
    g.  Planning shall review for compliance to zoning, lot size, building set backs, right-of-way, easements parking stalls, ingress and egress, and location of structure site.
    h.  Engineering shall review for compliance to public sewer, water and street, storm drainage and detention, site grading and  Floodplain requirements.
    i.  Fire Department shall review for fire prevention and protection requirements.
    j.  Stormwater Quaility shall review for erosion and sediment controls, and Land Disturbance Permit.
    k. Building Official shall review for compliance to building, electrical, plumbing, heat and air Code requirements.
  3. This permit is required for new construction, remodel (interior or exterior), driveway approach, parking lots, retaining walls, change of occupancy, and others.  To see if a permit is required call (405) 739-1210 or (405) 739-1211.

Sign:  It shall be unlawful to display, erect, rebuild, expand or relocate any sign without first filing with the city an application in writing and obtaining a sign permit.  Once the city has issued a sign permit, it shall be unlawful to change, modify, alter or otherwise deviate from the terms or conditions of that permit without prior approval of the building official.

  1. An applicant for a sign permit shall furnish the following information:
    a.  The name, address and telephone number of the owner of the sign.
    b.  Plans to scale showing the sign elevation indicating height, overall dimensions, colors, materials, and illumination and wiring specifications.
    c.  Copy of stress sheets and calculations showing the structure is designed for dead load and wind pressure in any direction in the amount required by this article and all other laws and ordinances of the city, when required by the building official.
    d.  A site plan indicating locations, height and overall dimensions of all existing and proposed signs on the site.
    e.  A building facade outline or photograph indicating the location of any existing or proposed signs to be attached to the building.
    f.  The value sign.
    g. Such other information as the City may require, that shows full compliance with this article and all other laws and ordinances.
  2. Review and approval is done by the City Planning and Engineering Division staff, and the City Building Official.
    a.  Planning shall review for compliance to zoning, lot size, building set backs, right-of-way, easements, ingress and egress, and location of structure site.
    b.  Engineering shall review stress calculations for compliance to City requirements.
    c.  Building Official shall review for compliance to building, electrical, and other Code requirements.
